We purchased this property leased to Hostess Bakery at a below-market rate. We were able to terminate the existing lease and renovate and subdivide the building. We leased the property to three new tenants at much higher rental rates.
The Result: Upon the sale of the property, we were able to return a 1.50 multiple on our equity investment in just over a year.
